Tenant FAQs

Answers to your frequently asked questions

  • Can you hold a place before I apply?

We cannot hold a property until the application is completed and the application fee is paid.
  • You have a property I want to rent. How do I apply?

When you find a home that you want to apply for, simply click on the Apply button on that listing. You will need your credit card to apply as the application fee of $55 is collected when you apply. The application fee is non-refundable. You will also need to upload a copy of your drivers license/photo ID and last two pay stubs. If you are a student, you will need to upload your ID in both sections to continue.
  • How old do you have to be to apply?

All applicants must be at least 18 years old.
  • Who needs a co-signer?

We allow a Co-Signer (Guarantor) for first time renters, college students, or renters with insufficient income to qualify on their own. The Co-Signer must apply separately and include the same required documentation as the Tenant application.
  • Are your houses, condos, and apartments pet friendly?

Yes! All residents must register through www.petscreening.com. Once approved there is a one-time pet fee, and a monthly pet rent. We do restrict certain dog breeds that may have violent tendencies.
  • Is insurance required?

Yes. We require all residents to maintain a minimum of $100,000 in liability coverage to include coverage for Tenant’s legal liability for damage to Landlord’s property. You can provide us a copy of your certificate of insurance listing Spaces as an additional insured, or simply opt for the Resident Benefit Package provided by Spaces that includes the Landlord Liability Insurance.
  • What is the typical lease term?

Most of our leases are for 12 months or longer. If you are looking for a shorter term, please call us to discuss potential options as we have a limited number of properties with shorter terms.
