Lease Agreement

Once the application is approved, we provide all parties a legally binding lease agreement that meets all of the local, state, and federal laws to execute. Our lease agreement is the culmination of 16 years of experience and provides you with many protections that our years of experience have taught us are needed.

Landlord Liability Insurance (LLI)

One of those key protections is the requirement for Landlord Liability Insurance (LLI) by the Tenant. They have the option to get their own policy and provide us with a copy of the insurance certificate, or they can simply opt into the LLI we are able to offer through our insurance provider. If a Tenant has not provided proof, they are automatically enrolled in our policy.

Pet Screening

Many renters today have pets, and there are many new legal issues surrounding emotional support animals. We believe it is important to be pet friendly, while protecting your property. Accordingly, we provide all owners with our Pet Protection Guarantee to give you peace of mind in allowing pets.

In order to do this, we do have clear guidelines, and pets must pass the pet screening process provided through our third party vendor. By using a separate vendor for this there are several benefits including:

  • An additional layer of liability protection by having a standard pet and assistance animal approval process.
  • Assistance animal accommodation request validation through legal and FAHct/HUD guideline review process.
  • A Pet Profile with FIDO score based on pet specific information such as breed, weight, vaccination records, and behaviors.

Move-In Process

Move-in day is an exciting day, and it is critical that the Tenant’s first day is a positive day. We make sure the property is move-in ready, and provide the Tenant with everything they need for a successful move-in day experience including keys, parking passes, FOB’s, garage door opener, gate opener, etc. We also provide them with a tenant handbook highlighting important policies and processes for them to be aware of.

Equally important to the Tenant experience is properly documenting the Move-in condition. We create a digital move-in report with photos showing the condition of the property prior to the resident moving into the property. We also provide the Tenant with a Move-In Condition form for them to complete, sign, and return to us certifying the condition upon move-in. This serves as an invaluable tool when the Tenant moves out to properly document any Tenant damages to your property.
